Wood floor re-oiling in Barnet

Hardwax oil gives a warm, natural finish that slowly wears away in busy areas. Over time, walkways turn dry and pale, the floor marks more easily and spills soak in faster. A maintenance re-oil restores the colour and protection in a day, with no sanding and very little disruption.

Our re-oiling process

  • Deep cleaning the floor to lift ingrained dirt

  • Light buffing to open the surface and remove fine marks

  • Spot treatment of light scratches and worn patches

  • A fresh coat of hardwax or maintenance oil, buffed in evenly

Is re-oiling right for my floor?

Re-oiling works on floors that were finished with oil or hardwax oil and still have an intact surface. Lacquered floors need lacquer re-coating instead, because oil cannot penetrate a lacquer film. Where the wood is badly stained or scratched, a full floor sanding is the better option. For more help deciding, read when to re-oil or re-coat.

Drying and aftercare

Light use is fine after a few hours; furniture can return after a day or two, and rugs after roughly a week. Use a pH-neutral cleaner made for oiled floors and avoid steam mops. See how to care for oiled floors for a simple routine.

How to tell it is time

  • Busy areas look lighter and duller than the edges of the room

  • Water no longer beads on the surface and soaks in quickly

  • The floor marks and stains more easily

  • The sheen is patchy across the room

A quick water drop test tells you a lot - if the water soaks in quickly, it is time to re-oil. Catching it early keeps the cost down and protects the timber underneath. Kitchens and hallways usually need attention first.

For the cost, few treatments make such a visible difference. Regular re-oiling keeps the timber protected and the floor looking fresh.

FAQ

Questions about re-oiling

All questions
What cleaner should I use on my wooden floor?

Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.

When does an oiled floor need a fresh coat?

Most homes re-oil high-traffic rooms every 12–24 months. Quieter rooms can go much longer. Our maintenance guide helps you judge.

Do you need to visit to give a price?

For many jobs, yes. Photos of the floor plus rough measurements let us give a guide price within a working day. We confirm it with a short visit before work starts, so the final quote is fixed.

Are your oils and lacquers pet-friendly?

Yes. We use low-VOC oils and water-based lacquers that are safe for children and pets once fully dry. Keep pets off the floor for the first 24 hours, and keep claws trimmed to help the finish last.

Do I need a full sand or just a re-oil?

When wear is only in the finish, a deep clean and fresh coat can bring it back. It is quicker and cheaper than sanding and keeps the floor protected. See re-oiling.

How are your prices worked out?

The cost depends on the size of the floor, its condition and the finish. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.

“Our front room was always cold because of the gaps in the boards. They filled them with pine slivers blend in perfectly and we have felt the difference already. They were upfront that filled gaps can move with the seasons, which I appreciated.”
