Floor Sanding Services
Professional, dust-free sanding that brings tired wooden floors in Barnet back to life — from Victorian boards to herringbone parquet.
Few things transform a room as quickly as a freshly sanded wooden floor. Our Barnet team takes floors that are scratched, stained, grey or patchy back to clean, flat timber, then protect them with a finish chosen for the way you live.
Every job starts with a free survey and a fixed written quote, so you know exactly what is involved before any work begins. Extraction on every machine captures around 99% of dust at source, so your home stays clean while we work.
Our floor sanding services
Different timbers and floor types need different techniques. Most projects combine two or three of these:
Parquet floor sanding — multi-direction sanding for herringbone, chevron and block floors.
Solid wood restoration — deep scratches and old finishes removed from oak, maple and other hardwoods.
Original floorboard restoration — Victorian and Edwardian boards brought back to their best.
Gap filling — resin filler or reclaimed pine slivers to cut draughts.
Floor staining — from soft natural tones to deep walnut and grey.
Stairs stripping and restoration — old paint stripped and timber stairs refinished.
Decking restoration — weathered decks brought back with UV-resistant oils.
How we sand a floor
Preparation comes first: skirting, doorways and nearby rooms are masked, nails are punched below the surface and any loose boards are secured. Damaged sections are put right before sanding with our wood floor repairs service, using matched or reclaimed timber.
We then sand in several passes, moving from coarse to fine abrasives, removing the old finish and levelling the surface. Edges and corners are worked by hand-held edgers so the whole floor matches.
Finishes we use
Oils soak into the timber for a warm, natural feel and simple spot repairs, while lacquer creates a hard-wearing surface that shrugs off spills and heavy traffic. Our article on oil versus lacquer covers the differences in more detail. All our finishes are low-VOC and safe for families and pets.
Who we work for
Most of our work is in family homes across Barnet, but we also restore school halls, church floors and offices. See our services for public spaces for larger projects that need careful scheduling.
Looking after your new floor
You can usually walk on the floor in socks after a few hours, return furniture after 24–48 hours and put rugs back after about a week. Oiled floors stay at their best with periodic re-oiling and maintenance, which we are happy to carry out.
Why choose our Barnet team
We are a small, experienced team and every job is led by a time-served floor sander. You get straight answers, realistic timings and a recommendation based on your floor, not on what is easiest for us. We are fully insured with £5m public liability cover and have more than ten years of experience restoring wooden floors.

Common questions
How long does floor sanding take?
Most single rooms are sanded and finished in one to two days. Larger areas, repairs or stains add time — your quote includes a clear timeline.
Will sanding make a mess?
Our machines capture around 99% of dust at source, so there is very little to clean afterwards.
Can every wooden floor be sanded?
Most solid floors can be sanded many times. Engineered floors usually can if the wear layer is 3 mm or more. We check this at the free survey.
Do I need to move out while you work?
Not usually. We plan the work room by room so you can stay at home. Water-based finishes have very little odour.

Questions about Floor Sanding
How are your prices worked out?
The cost depends on the size of the floor, its condition and the finish. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
Are your oils and lacquers pet-friendly?
Yes. We use low-VOC oils and water-based lacquers that are safe for children and pets once fully dry. Keep pets off the floor for the first 24 hours, and keep claws trimmed to help the finish last.
What do you need from us on the day?
A normal plug socket and parking close by is all we need. Everything runs from your normal sockets, and we bring all tools, materials and dust sheets.
What do I need to do before you arrive?
Empty the room where possible and take down curtains that reach the floor. If you need help with heavy pieces, let us know when booking. Our guide to preparing your home has more tips.
Do you need to visit to give a price?
For many jobs, yes. Photos of the floor plus rough measurements let us give a guide price within a working day. We confirm it with a short visit before work starts, so the final quote is fixed.
What cleaner should I use on my wooden floor?
Use a soft brush or vacuum, then a barely damp mop with a wood floor soap. Avoid steam mops and bleach or multi-surface sprays. Read our care guide for a simple routine.
What our customers say
Quick, clean and professional
“We had the hallway and living room sanded and lacquered over two days. They protected the skirting and doors, and they hoovered up before leaving each evening.”
High Barnet
No more draughts
“Our front room was always cold because of the gaps in the boards. They filled them with pine slivers blend in perfectly and we have felt the difference already. They were upfront that filled gaps can move with the seasons, which I appreciated.”
New Barnet
Lacquered floor looking fresh
“Our lacquered oak had lots of fine scratches from the dog. A light abrade and new coat of lacquer has made it smooth and shiny again. Useful advice on felt pads and mats as well.”
