Can My Engineered Floor Be Sanded?

How to tell if your floor has enough wood to sand

Engineered boards are now the most popular type of wooden floor in new and renovated homes. In many cases the answer is yes, and sometimes they can be sanded several times over their life. The longer answer depends on how the boards are made.

What is inside an engineered board

Each engineered board is a sandwich: a real hardwood wear layer on top, glued to a more stable base underneath. The core makes the board less prone to movement than solid wood, which is why engineered floors are popular over underfloor heating. Sanding only ever touches the wear layer, so its depth is the key measurement.

The magic number

As a rule of thumb, a wear layer of 3 mm or more can usually be sanded. A careful sand removes only a fraction of a millimetre, so a 4 mm or 6 mm layer can be refinished several times over the life of the floor. Below about 2 mm, the margin for error becomes very small.

  • 3 mm+: normally sandable, sometimes several times.

  • 2–3 mm: borderline, needs careful assessment.

  • Under 2 mm: sanding is risky; a screen and re-coat is often safer.

  • Veneer or laminate: cannot be sanded at all.

How to check your floor

The easiest way is to look at an exposed edge. Lift a floor vent, remove a threshold strip or look at the edge by a door or stair nosing, and you may be able to see the layers in cross-section. Old receipts, spare boards or the product box usually list the wear layer in millimetres.

Remember that any previous sanding will have reduced the wear layer. What started as a 4 mm layer may be thinner now if the floor has already been refinished. This is why we measure on site rather than relying on paperwork.

Other factors to consider

Bevels around the edge of each board stay in place after sanding and may need extra attention to look even. Brushed, hand-scraped or distressed textures will be flattened by sanding, so if you love the texture, a re-coat might be the better choice. Some factory finishes are extremely tough and need more passes to cut through.

What a professional assessment includes

There is more to a survey than measuring one board. We check whether the floor is glued, nailed or floating, and look for loose boards, lifting edges or hollow-sounding areas. Floating floors need a lighter touch, as they can move under heavy machines. The existing finish matters too, since some factory coatings are much harder to remove than others.

Moisture is another consideration. Engineered floors laid over concrete, in kitchens or near outside doors can sometimes show signs of damp, such as cupping or dark edges. If we find a moisture problem, it needs to be addressed before any sanding, or the issue will simply return.

Planning for the future

A careful sand usually takes off only a fraction of a millimetre. That means a 4 mm wear layer might be sanded two or three times over its life, and a 6 mm layer even more. Looking after the finish between restorations means less timber has to be removed each time.

Key points to remember

  • Sanding only ever affects the hardwood wear layer, not the plywood or softwood core beneath it.

  • Boards with 3 mm or more of real wood on top can normally be sanded and refinished safely.

  • Previous sanding may have reduced the wear layer, so it should always be measured on site.

  • Brushed or textured boards lose their texture when sanded flat, so a re-coat may suit them better.

  • Even when sanding is not possible, a clean and fresh topcoat can bring a thin floor back to life.

Other ways to refresh the floor

When the wear layer is thin but the floor is only surface-worn, a deep clean, light abrade and fresh coat of finish can transform it. This approach removes almost no timber and keeps the floor's life intact. For oiled engineered floors, a maintenance oil is often all that is needed.
